We offer the following two levels of service.
1 - Let Only Service
Our Letting Only service includes the following services:
· Preparing details of your property, circulating details via sms messaging, email and traditional snail mail to our awaiting database of clients and companies looking for property.
· Advertising your property in a variety of ways, through various sites on the internet, and newspapers.
· Accompanying each and every viewing of your property (to ensure its safety.)
· Referencing all applicants through an independent company to check their credit history and suitability as tenants.
· We obtain references from previous landlords and from the applicants place of work.
· We ask tenants to supply proof of ID, proof of residence, 3 months bank statements and 3 months payslips, to make sure they are suitable for your property.
· Arranging collection of one month’s rent and a dilapidation deposit before the tenant moves into the property.
· Negotiating the term, price and length of tenancy.
· Signing up the tenancy, including preparation of a standing order mandate to pay the rent.
· Transferring monies to landlord directly, less our fee for services provided.
2 - Full Management Service

Following a rapid growth in the amount of properties which we have under Full Management, we have had to expand our company in order to guarantee what we believe is easily the best Full Management Service available, not just locally but nationwide!
We now have a team of office staff dedicated to looking after our Fully Managed Properties seven days a week, providing far more than what our competitors are capable of providing,

To offer you the best level of service, we have an in-house maintenance team and maintenance vehicles on call 24/7 to deal with any emergencies that may arise as well as general maintenance.
Where we differ is that our Full Management Fee is just as competitive with other inferior management services available from our competitors, but includes the following on top of the Normal Full Management Service FREE OF CHARGE, as well as all the Let Only services!
NEW Full Management Services
· Our maintenance team will carry out the first 5 call outs to your property in any 1 year FREE OF CHARGE!
· 24 Hour Emergency Service, 7 days a week, 365 days a year FREE OF CHARGE!
· Any work that can be fixed within 30 minutes from replacing washers in leaky taps, to minor electrical repairs FREE OF CHARGE!
· We will purchase and fit general furniture including Double Beds and couch’s! No more struggling to transport appliances yourself or paying excessive call out fees to contractors. FREE OF CHARGE!
· Leaf Lettings will check in and check out all our tenants for all managed properties. FREE OF CHARGE!
· All material, parts, and appliances will be purchased by Leaf Lettings and invoiced directly to the Landlord.
NORMAL Full Management Services
· Demand formally the rent and its collection on a monthly basis and then transfer the monies via BACS to the landlord.
· Tenants deal solely with Leaf Lettings, not the Landlord.
· We offer a reduced rate of 2 weeks rent for finding tenants for all our fully managed properties.
· Co-ordinating the maintenance of the property, through obtaining the best possible quotations from our trade contacts.
· Consultation on refurbishment and major building works, ranging from new roofs to full property conversions. Financial advice on your portfolio is also available.
· We will arrange at least 4 inspections per property, per year and send a detailed report to the landlord.
· Prepare and provide you with monthly statements for your own records, via email or post.
· Often Landlords suffer due to Agents who provide inconsistent management, resulting in late payments of rent, poor correspondence with landlords, problems with utility changeovers, and even agents who profit by charging excessive call out fees, and profiting on maintenance charges.
It is our belief that a Full Management Service should be as complete as possible, removing hassle and costs from you. Our aim is to make sure your property investment is run as smoothly and cost effectively as possible.
All Full Management clients will receive direct mobile contacts for the whole Team at Leaf Lettings, from the Branch Manager, to the Directors.
We even arrange special packages, tailor made to suit your exact needs. We have recently taken over a block of flats incorporating monthly cleaning of communal areas within our management charge!
