- Properties marketed on all the major Property Portals; Rightmove, Findaproperty, Zoopla and many more portals!
Viewings....
- Feedback to landlord within 24 hours ( this can be the most useful in working together to achieve the same goal!)
- Aggressive marketing of property untill it is Let to thr right tenant!!

Advising Landlords on maximising rental income.
We Negotiate any Rental Offers from Prospective Tenants....
- Holding deposit taken from the tenant – "their financial commitment".
- Offer Accepted by Landlord- property on hold (subject to references).
What the Tenant does NOW....
- Complete reference application within 24 hours.
- Provide the following original documentation; Passport or Driving License, Utility Bills, Pay Slips (if applicable), current Landlords contact info, Employers contact info, any further references, and Guarantor if required..
- Organise bankers draft or cash payment to account, in order to have cleared funds on the Move In Day...
What Leaf Lettings then do....
- Formally confirm offer of agreed rent PCM, move in date, level of furnishings and any special arrangements.
- Arrange Gas Safe and NICEC Certificates (if applicable through our recommended Engineers).
- Arrange cleaning, book inventory, drawing up of the tenancy agreements and any necessary repairs or special arrangements, such as furniture or new appliances.
- Confirm suitability of applicant – discuss references with Landlord.
What the Landlord does NOW....
- Landlord to sign Terms & Conditions and choose which service is most applicable to their circumstances.
- Cut sufficient keys for Tenants and Agents (if managing).
- Landlord to sign contracts / tenancy agreements at either the office or at home with member of the Leaf team as witness.
- If property managed supply all warranties, manuals, and info on energy suppliers, to ensure an easy transistion.

Moving In Day, nearly there!!!
- Tenants to sign contracts / tenancy agreements.
- Set up standing orders.
- Payment of first month's rent in advance & equivalent of 5 weeks dilapidation deposit by clear funds – either cash or a bankers draft to be registered with Mydeposits.
- Inventory provided if applicable.
- Outstanding monies transferred by BACS to landlord within 10 days.
- Forward to Landlord for counter signature tenancy agreement with the invoice.

Not really, Leaf are on hand for advice to both Tenants and Landlords for the life of the tenancy, and if the property is Fully Managed we really are at the Tenants and the Landlords "every beck and call"!!
